Baltimore, Md. (Dec. 16, 2025) – Greenberg Gibbons, one of the East Coast’s premier developers, broke ground today on Midtown64 – a $500+ million, 46-acre mixed-use destination in Henrico County, located just outside of downtown Richmond, Va., on the former Genworth Financial headquarters campus. Hospitality industry leader Shamin Hotels is a joint-venture partner in the project.
With a landmark location at the intersection of West Broad Street and Interstate 64, the two-million-square-foot, mixed-use development will include up to 130,000 square feet of upscale retail, restaurant, and entertainment space and will be anchored by a premier grocery store and new-to-market fitness concept. Midtown64 will also feature up to 300,000 square feet of Class A office space, a residential community with nearly 1,000 apartments, 194 townhomes built by leading homebuilder Lennar, and a 226-room dual-branded hotel, including Tempo by Hilton, one of the company’s newest exclusive lifestyle brands.

Over the coming months, Greenberg Gibbons will continue to share updates on the development with the community. Construction will begin immediately and proceed in phases. The first phase will include retail, 130,000 square feet of Class A office space, multifamily residences, for-sale townhomes, and a dual-branded hotel. This phase is expected to be completed in 2028 with subsequent phases including additional office, retail, multifamily, and a hotel.
